Million Dollar Listing Love and Contracts

Million Dollar Listing agents have a great life. Josh had a good month, and decides to treat himself to a shopping trip. He gets a call in the store, for a new client. Such is the life of a hotshot real estate agent. He dropped $8 grand on new clothes, by the way!

Madison gets a listing on a home he used to live in. It’s almost 2800 square feet on three floors, with ocean views. It doesn’t have a backyard, and does have a lot of stairs, and they give Madison 60 days to get it sold. He lists the house for a respectable $2.79 million.

Chad’s got a big fish on the line, as well. Suzan Hughes is Herbalife royalty, and is looking for a house in Malibu on the beach. Her son, the heir to the vitamin fortune, loves to surf and Suzan is willing to pay $80 grand a month for a beach house! It’s the middle of summer, and Chad’s got his work cut out for him.

Madison’s still hunting for an assistant. He interviews a string of blondes of all ages, and thinks he’s found one he likes. Ashley gets the position.

Chad needs an anniversary present for his lady love, Victoria. They’ve been together for a year, and he brings his mom shopping with him. He picks out a ring, and his mom wonders if he wants to get engaged.

Josh has another doctor client. He shows the doc a 4000 sq. ft. house that’s been on the market for 4 months. His daughter thinks it’s too small, and Josh remembers a house that was on the market but never sold. His clients love it, but Josh has no contact information and sneaks over the gate. The daughter and the good doctor follow, and fall in love with home. It’s definitely big enough, at 6600 sq. ft.

Madison is out on the town, networking. He sees Chad at the club and they talk shop. Chad tells him the story of Josh Flagg not being allowed to see the Sierra Towers apartments. Josh shows up just as he finishes the story. Madison won’t gossip though. “This town is too small to be badmouthing other agents,” he says.

Chad is having problems finding Suzan a place in the Colonies on Malibu beach. It’s late in the season, and there simply isn’t anything available on the water. One house has a beach on the roof - a sandy rooftop patio!

Madison’s prepping for his first broker’s open with his new assistant, Ashley. She forgets to have the first broker sign in, but quickly gets the hang of it. The brokers notice there’s no yard, and three levels make for an odd layout.

Josh finds out that the house’s owner is in prison, and a U.S. Marshal has possession of the house. It’s good news, because the house is on the market but not being shown. It’s listed for $5.3 million, and Josh convinces the doc to put in a final offer at $4.5 - even though the doctor wants to offer $5.

Chad’s still working with Suzan to find her the perfect summer rental. “Since I can’t find her what I want, I have to convince her to want what I can find,” he says. Madison’s got a listing in a different part of Malibu. It’s a nice place, but perhaps not the best for surfing. He’s starting to stress, and decides to take a step back. “Some people do yoga, I like to shop for shoes,” he says. While he’s trying on GQ’s “It” shoe of the month, another agent walks in. He asks about a property on the sand, and the other agent has a listing!

Josh is busy fielding calls from the doctor. He hasn’t heard about whether the offer’s been accepted, and Dr. Gershman is getting desperate!

Suzan loves the house Chad found for her. It’s $75,000 a month, but she accepts without even seeing the rest of the house. She signs a three month lease.

Madison has some free time, now that he has an assistant. His friends set him up on a blind date. He didn’t think he clicked, but promises to be friends. Yes, he has a girlfriend, but he likes guys too.

Chad is ready to celebrate his anniversary. “She’s just such an amazing person,” he says. They’re heading to Palm Springs to celebrate. They hit the spa and the pool, and have a nice, romantic dinner. He gives her some vintage jewelry, and invites her to move in with him.

Josh finally has an offer, and Dr. Gershman schedules an inspection. Inspector Bob find a crack in the foundation, but it’s an easy repair, and there are a few other minor problems.

Madison has a dud. His old house is not selling, and he wants to lower the price. The owners drop the price by $73,000 in the hopes of drumming up some business.

Chad gives Suzan a housewarming gift of an orchid, and writes a quick note. She doesn’t “get it”, but likes the flowers. Josh got Dr. Gershman the house he wanted, and stops by for a drink. This week, Madison didn’t make any money, and Chad finally moved a property, even if it was on a lease. Josh is the king, with three sales so far this season.
